Before you decide, perhaps a quick explanation on how this works. The traditional method of selling a home works like this; you hire an agent to sell your property and agree to pay that agent a fee (usually 6%). That agent will then share that commission with any agent that brings in a buyer and completes the transaction (usually 50/50; the listing agent keeps 3% and gives the buyer’s agent 3%).

So how much commission should you offer a buyer’s agent? You may be tempted to offer less commission than we suggest, but this will only hurt your chances of selling as buyers’ agents regularly screen listings based on commission rates. If it’s too low, they may not show your property, and you want as many buyers as you can get to see your property. High demand equals high prices, right?
We suggest that you offer 2.5% to 3% commission to a buyer’s agent. We have successfully sold thousands of homes through the MLS and according to our statistics, the percentage of sold homes is significantly higher when the buyer's agent commission is between 2.5% to 3%.
